RETHINK THE BASILDON TOWN CENTRE MASTERPLAN

The Issue

RETHINK THE BASILDON TOWN CENTRE MASTERPLAN

Basildon residents are coming together to ask for a rethink of the town centre masterplan strategy. The full extent and detail of the changes is yet to be understood, but proposals so far are raising many concerns about what’s right for our future.

In addition, developers are already submitting planning applications based on the draft masterplan strategy before its approval at Full Council.

We do not think this masterplan is the right solution for many reasons including:

o  The consultation has been very inadequate and we would like further opportunity to understanding and comment.

o  It will put a massive strain on local infrastructure

o  The towers are too big

o  It’s completely out of character with the new town

o  It will not solve Basildon’s housing problems

o  Negative impact on the environment

THEREFORE, WE PETITION BASILDON COUNCIL:

TO WORK WITH LOCAL PEOPLE TO LISTEN TO OUR VIEWS AND THINK AGAIN ABOUT THE MASTERPLAN

Background information

Basildon Council has formulated a draft masterplan strategy for the redevelopment of the town centre. The changes will affect thousands of residents and local businesses over the next 25 years. The masterplan contains many high-rise towers that are unprecedented in the town.

The consultation was launched quietly in 2019 and then again online at the peak of the Covid pandemic during June and July, while residents were under enormous strain in lockdown conditions keeping their families and livelihoods safe.

In the meantime, planning applications are being submitted by developers for large portions of the town, again with compromised online consultations. These proposals further exceed heights presented in the draft masterplan – and make clear that so much of our future has been decided behind closed doors. Proposals seen so far include high numbers of build to rent flats that are known to cause affordability barriers and towers up to 30 storeys. This is before full understanding of the draft masterplan by residents and approval at Full Council by our elected members.

We want the best for the town, and understand the need for change, however this plan does not satisfy us it will be change for the better.

This was not genuine consultation and these plans need a rethink!
