Lower HOA fees in Rancho Sahuarita

The Issue

Over the past decade, the HOA fees within the Rancho Sahuarita community have drastically increased.  We, the residents of the community, want the HOA fees to be changed in the following way:

Homes that want to "opt-in" for amenities, such as the pool access and clubhouse access, will pay $60 per month with a rate increase freeze of at least 10 years. 

Homes that wish to "opt-out" of the amenities offered in the community (as stated above) will pay a flat $40 per month fee with a rate increase freeze of at least 10 years. 

Community members can switch from "opt-in" to "opt-out" at the beginning of the calendar year.  Community members can switch from "opt-out" to "opt-in" at any time, changing their monthly fees to the above charges.

The website states, "More than 5,000 homes have been built in Rancho Sahuarita, and it continues to grow as new families join the community each day....The next phase of Rancho Sahuarita will include new neighborhoods, as part of the various phases of Entrada Del Rio. Together, they will comprise over 500 new home sites, where 500 new families will come to know Rancho Sahuarita as their home."  If every home paid only $40 per month, that would total over $2.4 million each year, which would be more than enough to cover the maintenance of the grounds around Rancho Sahaurita.  Assuming many homes will "opt-in" to use amenities such as the clubhouse and pools, the funds generated will exceed $2.4 million, giving enough revenue to maintain grounds, facilities, and amenities annually.

*Gated communities would be subject to a small gate maintenance fee.

The community has had massive growth over the past decade, and none of the amenities have changed; a major amenity (the lap pool) has now been closed for two summers. The people of Rancho Sahuarita want to see change.
