The Issue

Our Homeowners Association (HOA) community deserves dedicated and effective management to ensure the continued prosperity and wellbeing of all its residents. Recently, numerous concerns have been raised regarding the current management company's oversight of our community affairs. These issues include a lack of transparency, delays in addressing maintenance requests, and insufficient communication with residents. It is time for a change.

The management company, currently under the leadership of a manager who has been in place for several years, has unfortunately not been meeting the needs and expectations of our HOA members. The lack of progress in addressing community concerns has led to dissatisfaction among residents and has halted potential improvements in our neighborhood.

As a homeowner in the Vistas at Klein Lake community, I am deeply troubled by the current management by SBB, and the manner in which our community affairs are being handled.  As, we previously had a very capable manager, it is clearly obvious that the new manager is less than adequate, due to their behavior, bias and constant delays in responding to residents concerns.  Moreover, our current community manager has consistently infused personal opinions in matters where the Texas HOA law should be the guiding principle. For instance, the manager's refusal to conduct community meetings via Zoom, even when several homeowners expressed their need for it, is unacceptable in today’s digital age where virtual meetings have become a norm to accommodate everyone. Furthermore, the issue of dead trees in adjacent neighborhoods has also been mishandled, leaving homeowners to tackle the problem individually—even though it directly affects our community's value and environment.

Most recently, the management has displayed very concerning behavior as it relates to the election process. The election process should guarantee transparency and a fair representation of all homeowners’ voices. Unfortunately, the recent election was not managed with the integrity and transparency it deserved, as homeowners were not even provided with a list of interested candidates beforehand. Such practices undermine the foundation of our community and lead to a lack of trust in our management team.

We pay significant fees to our HOA expecting professional management, yet when homeowners are forced to manage community-related issues on their own, the entire purpose and value of having a community manager is questioned. In a community like Vistas at Klein Lake, Spring, TX, we deserve a manager who is impartial, professional, and responsive to the needs of homeowners. One who prioritizes fair elections and supports community welfare issues, such as maintenance and neighborhood aesthetics. Furthermore, we need HOA meetings to be conducted in a manner that is efficient and professional; there is no reason for the general meeting segment to consistently take longer than 1 hour without adequate time for homeowner engagement before decisions are made.

Thus, we urge SBB to appoint a new community manager who will uphold these standards and foster an environment of trust, respect, and cooperation. A new manager who respects Texas HOA laws and understands the importance of both virtual and in-person community engagements.
