NOTICE: THIS PETITION IS FOR ALBERHILL RANCH HOMEOWNERS ONLY!  
 
Background: I started this petition to assist my sister and her husband who has a hearing disability. I am not an Alberhill Ranch Homeowner but my sister and her husband are and I'm just assisting them and other Alberhill Ranch residents organize this petition who want CHANGES and want to ENJOY their pool again!

Reason for the Petition: Many homeowners like my sister have expressed their dissent with the current Board of Directors and their polices specifically regarding the community pool Common Area and would like to have the Alberhill HOA follow in the footsteps of other successful HOA's like Ladera Ranch and Woodbridge (Irvine) such as:

• No more ridiculous pool sign-in policies. This is a private  community pool - not an airport.
• Stop spying on us !!  Remove AUDIO recording from security cameras!! VIDEO ONLY!! Respect our privacy!
• Keycard only should be all you need to access the pool -at your own risk. Keycard belongs to homeowner and its the homeowners responsibility for their guests. 
• Keep the pool open year round
• Improve safety. Add lifeguards not security guards (during summer) 
• Better pool cleaning and better maintenance!
• We're adults not kids. No more ridiculous bag inspections.
• Homeowners and their guests (under their supervision), should be able to enjoy their beverage of choice and enjoy the pool w/ guests at their own risk ( just no glass ) like other HOA pools (eg Woodbridge, Ladera Ranch etc). 
• Occasional security patrols (for open and close of pool) ONLY to inspect for any vandalism or GLASS bottles. Thats it!
• Heat both toddler and main pools year ROUND!
• Covid is over.. enough Zoom calls.. time for in person meetings at the community pool and more community events!
• And countless other homeowner issues that many people have complained about 

What homeowners are petitioning for?

• Request for a Special meeting to replace the ENTIRE Alberhill Ranch HOA Board with new volunteer board members (to be determined ) to help accomplish the above which is incongruence with most other large HOA's like Woodbridge in Irvine, Ladera Ranch (OC) etc..
• This process of removing the entire board would be done in accordance with section 6.3 of the Alberhill Ranch Bylaws - see page 10  and the Alberhill CR&R's) posted in the Homeowner Portal->Community Information-> Document Library.

FORMAL PETITION BELOW

We, the undersigned members of the Alberhill Ranch Community Association ("Alberhill"), hereby express our deep concerns and dissatisfaction with the current state of affairs under the Alberhill HOA Board of Directors. We believe that immediate action is necessary to address the following issues:

Recording Audio at the Community Pool (Privacy Invasion) : A recent incident has come to light where certain board members have been allegedly involved in "spying" and eavesdropping on private conversations among homeowners at the pool. Such behavior not only violates California state laws regarding privacy rights but also breaches the trust that homeowners place in the board to uphold a certain level of privacy within the community. Please record video to protect OUR pool from vandalism but this doesn't require invasive audio recording. 

Excessive Security Measures: We feel that the current board has implemented an array of unnecessary and excessive security procedures, including bag inspections and other rules, which have significantly hindered our ability to fully enjoy and access the pool facilities. These stringent measures have created an unwelcoming atmosphere that is contrary to the spirit of a community pool.

Poor Pool Maintenance: The maintenance of the pool facilities has been consistently subpar, leading to dirty conditions that are far from the standards we expect. Additionally, the failure to provide year-round heating for both the main pool and the toddler pool deprives homeowners of the enjoyment and benefits of the pool throughout the year.

Safety Concerns: We are deeply troubled by the apparent lack of adequate safety measures at the pool. We urge the board to replace the "pool monitors" during the summer months with certified lifeguards who can provide the necessary supervision and protection for our children and other swimmers.

Lack of Improvements: The current board's focus appears to be misplaced, as they have not taken the necessary steps to enhance the pool facilities or increase their overall utility. We believe that initiatives such as installing vending machines and other improvements could greatly enhance the pool experience for homeowners.

In light of these concerns, we, the undersigned, hereby request the immediate removal of the Alberhill Board of Directors and the initiation of a new election process. We believe that a fresh leadership approach is needed to address the aforementioned issues and restore the Alberhill community pool to a welcoming, well-maintained, and enjoyable space for all homeowners.

We kindly request your prompt attention to this matter and the consideration of our petition's demands. We hope that our collective voices will lead to a positive change for our community.

The undersigned members representing 5% or more of the Association hereby petition that the Board of Directors set the earliest reasonable date for a special membership meeting to remove the Board in its entirety and to elect replacement directors in the event the recall is successful.
