Remove Mill Creek Dr from the list of possible locations for Convenience Centers

The Issue

1. This facility is meant to serve residents of southern Albemarle "service radius" but lies at the extreme edge of or beyond the radius area. This contradicts the Executive Summary (Location of Convenience Centers,  October 9, 2013)

 

2. The site lies within the county's designated growth zone yet the presence of this facility will retard growth in the area.  

 

 

3. This facility will bring additional traffic to a zone with a fire department and three schools.

 

 

4. Air pollution and litter will negatively impact sports fields of Tandem and Monticello. School buses of children and commuters from over 1000 homes (2000 people?) will be within .5 mile of the facility, likely more than once a day. 

 

 

5. Attitudes about living in close proximity to a trash facility depress property values. This is true of any site but if  to do the least harm, one affects the least number of people.

 

 

6. The nature of the establishments along Mill Creek Drive are of a clean, low-impact nature. The transfer station will bring down the average.

 

 

7. There is no room to add on to the facility to keep up with the growth in the area in the future.

 

 

8. The negative impacts of the above will be multiplied by the density of development for this area. The loss to property value will be multiplied and likely last for decades.
