Against Schimpf Farm Project (Multi-Family 55+ Senior Housing Rental Complex)
The Issue
The Applicant is seeking a Special Permit Use from the Clarkstown Planning Board to construct an approximately 179,000 square foot senior housing complex with 127 units of 55+ Senior Housing, which includes a 5,500 square foot clubhouse, and 167 parking spaces in a R-22 zoned district.
IF THIS PERMIT IS GRANTED, IT WILL ALLOW THE CONSTRUCTION OF AN OVER-SIZED MULTI-FAMILY RENTAL DEVELOPMENT IN A SINGLE FAMILY ZONED AREA IN THE TOWN OF CLARKSTOWN.
This project would severely change the character of the surrounding neighborhood. It will increase traffic and potentially overload the already heavily congested traffic in the area. It will also create multiple 3-story buildings on a site that will overwhelm adjacent single-family homes.
We, the undersigned, are concerned Citizens who urge the Town of Clarkstown's Governing Boards to reject the application (s) for any Special Use Permit and / or Variances, in order to:
- Preserve the character of the existing community and neighborhoods;
- Prevent proposed conditions that increase sounds, traffic, and other negative impacts on residential areas;
- Protect the environment; and
- Reject inappropriately scaled development.
Every project in the Town of Clarkstown should adhere to its Local Zoning Law (Code Chapter 290.) and related regulations for granting a Special Permit. These requirements include:
- Not cause undue traffic congestion or create a traffic hazard (290-15B.2); and
- Not adversely affect the character of or property values in the area. (290-15B.4)
Granting this permit would allow this project to proceed and negatively alter the quality of life of the residents of West Nyack and Bardonia, and those who travel through the area, as well as negatively impact the semi-rural suburban character of the community.
