Oppose North Delta's Extreme High Density project - Delta Shoppers Mall

The Issue

This extreme high density Delta Shoppers Mall project proposes the equivalent density of one 116 story building with 877 living units, commercial space, and 1,685 parking spaces.  Also provision for future high rise building beside the DeltaRise not shown.

This project in its current form would severely affect all of North Delta and negatively impact:

  • The character and livability of the neighbourhood and the entire North Delta community
  • Traffic on already overtaxed roads including Scott Road, 116 St,112 St; 80th, 82nd, & 84th Ave
  • Already dangerous conditions for traffic turning west on 80th Ave with traffic lights at 80th and Sharma Boulevard (which will be closed during construction)
  • The safety of our children with increased traffic in school and playground zones
  • Ongoing access and egress from Scott Road, 80th Ave, 82nd Ave,116 St, & 112St.
  • Stress existing North Delta Police force.  No communicated plan to improve policing relative to growth.
  • The cost of city utility infrastructure and other taxpayer funded benefits to builders.
  • The service population of existing schools and health care facilities
  • Privacy and sunlight for existing neighbourhoods and some structures.
  • The proposed two 32 story high rises are just as tall as the existing 37 story DeltaRise
  • Existing parks and recreational facilities that can not be expanded to support this and other high density projects planned for Scott Road. Note the same recreation facilities are being used to pre-sell all the new high density projects.
  • 3-15 years to complete (3 building phases) causing of heavy construction traffic congestion, noise and air pollution, and loss of Shoppers Mall services
  • the cost of housing: high rises are much more expensive to build; increased density increases surrounding land values; and half of new units will likely be used for short term rental income investments instead of community members.
  • Does not adequately address low market rentals with only 17 units designated for below market rates.

The project requires zoning change but there will be no public hearing: Delta says the project is “consistent with” the new Official Community Plan, and is ignoring the advice of its own Mayors Housing Task Force for Scott Road.

We are all affected by this project but the notice area for public information sessions is only the area from 72 Ave north to 88th Ave, and Scott Road west to 116th Street.

We urge Mayor Harvie and Council to REJECT the proposed project and task our local government to develop an alternative that can be supported by existing infrastructure, as recommended by the TASK FORCE.
