I live in a condominium that is governed both by HOA law, and Condo law. Important records that have to do with common areas (lobby, roof, parking) fall under HOA law, rendering owners unable to get access to records, without suing the Association. In regular Condo communities in Florida, owners can send complaints to Department of Business and Professional Regulation. HOA members leaving in condos in Florida, are at a significant disadvantage. Abolish HOAs (Master Associations) in Condos!
