Wolf Ranch HOA: Address Crime and Secure Our Neighborhood

The Issue

We, the residents of Wolf Ranch in Colorado Springs, are urgently calling on the Wolf Ranch Owners Association (HOA) to take immediate and concrete action to address the alarming rise in crime within our community. This includes gunfire, break-ins through sliding glass doors, and coordinated vehicle burglaries — all of which have been reported, witnessed, and in many cases, caught on video.

We are not asking for perfection. We are asking for protection.

The Problem:
Our neighborhood has seen a surge in criminal activity, including:

  • Gunshots heard near homes
  • Vehicles patrolling streets and pulling on car door handles in coordinated efforts
  • Forced break-ins through back doors and windows
  • Increased theft and property damage

These incidents are not isolated. They represent a pattern that is endangering our families and reducing our sense of safety — and potentially our property values.

What We’re Asking the HOA to Do:

  1. Install high-quality security cameras at neighborhood entrances and exits. ***

  2. Increase lighting in dark or poorly lit areas to deter nighttime activity. 

  3. Consider hiring or contracting with a private security patrol, even if just during peak overnight hours.

These are reasonable, cost-effective deterrents that many HOAs across the country are already using — and they are well within the powers granted to the HOA.

What the Governing Documents Say:
Under Article 3 of the HOA’s Articles of Incorporation, the Board has the duty to:

“Actively foster, promote, and advance the common interests of all owners”


“Provide any and all supplemental services to the Community as the Board may determine necessary or appropriate”


Act in accordance with the Colorado Common Interest Ownership Act (CCIOA), which requires HOA boards to act in the best interest of homeowners and exercise reasonable care.

Why It Matters:
If the HOA continues to deny action despite clear demand from its members, it may be failing its fiduciary duty to protect the well-being, safety, and interests of the homeowners it was created to serve. Many of us purchased homes here because we believed Wolf Ranch would be a safe, family-oriented community. We are simply asking for the Board to live up to that promise.

This particular vendor is notable because they partner directly with the Colorado Springs Police Department (CSPD)and the El Paso County Sheriff’s Office—the very agencies that respond to calls in Wolf Ranch.

According to their estimate:

The cost to install and maintain camera coverage at 6 entrances to Wolf Ranch would be $25,000 to $30,000 annually.
If split evenly among the current 3800** households, that’s less than $8 per household per year.

$8 PER YEAR could protect our families and property with:

  1. 24/7 camera coverage of entrances
  2. License plate recognition that helps track suspicious or criminal activity
  3. Real-time integration with CSPD
  4. Cloud storage, maintenance, and upgrades included

This is just one vendor — others may offer comparable or lower rates. But this quote shows that enhanced security is not only possible, it’s affordable.
