BROKEN HEARTS: Boycott Giant + Pledge to Boycott Regency's Development (Feb. 14 - Mar. 14)

The Issue

... with a Boycott of the Business that Refuses to Help Residents Lean on Regency for More Parking.  Bye, Bye, Giant.

  • Boycott Westbard Giant Month, Round FOUR -- Feb. 14th - March 14th
  • March 14th is the date that the Planning Board intends to rubber-stamp Regency's plans
  • Pledge to Boycott Regency's New Development after it is Built.

Westbard residents have flooded the MoCo Planning Department with our concerns and comments about the proposed Westbard development.  We have asked Regency to down-size the development.  We have asked Giant to work with Regency to fix the parking problem which the development will create.

Excessive over-development in a transit-starved area is not the answer.

Now, we are going to talk and walk with our wallets (again).

FACTS:

**Regency's proposed development increases residential SF of development by at least 1500% in the Phase I and II development area; and increases commercial SF of development by only 6% (using Regency's own numbers!).

**Parking Plunge:  From a current parking capacity for 1,000 vehicles (at Westwood I and Westwood II) to 650 or fewer retail parking spaces (after residential set-asides) - even as the number of shoppers and residents increases exponentially.

**Regency plans to add restaurants at the shopping center - which naturally require MORE parking spaces than the usual ratio applied to shopping centers.

**272 residential units on Giant Site alone:  Generates approximately 680 new residents on the shopping center site ALONE - and all the new residents' friends, visitors, and contractors - all of whom will compete for parking spaces with the current population.

**Additional 260 units planned for Manor Care and Westwood II during Phase II.

**Future units - approximately 850 more units (total) could be built on the HOC site, on the Bowlmor site, and on The Residences at the CCT - timing, uncertain.

**School over-crowding, traffic problems, infrastructure problems, stormwater problems, Willett Greenway Park promises, Moses Cemetery memorialization ... the list goes on.

NO MORE.
