Update Florida's Outdated Property Management Laws from 1996

The Issue

I am a resident of Orlando, Florida who recently experienced firsthand the inadequacies of our state's property management laws. On December 20th, I rented a house from Olde Town Brokers. Ten weeks later, I am still struggling with issues related to the address due to an absence of a Certificate of Occupancy. In my quest for resolution, I discovered that the laws governing Property Management in Florida have not been updated since 1996.

The world has changed significantly since then - technology and communication methods have evolved drastically and our laws should reflect this evolution. It is unacceptable that we are operating under regulations that are over two decades old in an era where digital transactions and online communications dominate.

Florida's current property management laws do not adequately regulate what websites, property managers, and owners should be required to do in terms of providing clear information about properties' legal status or ensuring proper documentation like Certificates of Occupancy are in place before rental agreements are signed.

This lack of regulation leaves tenants vulnerable to situations like mine - stuck with unresolved issues due to outdated legislation. It is time for change.
