We are receiving questions from the community about how the TIF works. Please see the below and email us at info@marpletowncenter.com if you have additional questions. The residential property has been appraised for $22.8 million. The proposal is to sell it for use as a county park for $15 million - a $7.8 million subsidy to create public open space. The $15 million would be funded with Tax Increment Financing (a TIF), where by the incremental tax revenues from the front development pay off a bond issued by the County to fund the acquisition of the open space. Bottom line: the new development pays for the preservation of the ground with no tax increase. If no development on front, no bond issue, no open space. Has anything like this ever been done before? Yes, this is very similar to how the Erdenheim Farm in Whitemarsh Township, Montgomery County was preserved.
