The Issue
As of December 2023, the average cost of a house was approximately $713,500. This price reflects a 74.67% increase from December 2018 when the average cost of a home was $408,500. Although home owners may appreciate the increased property values, the drastic rise in housing prices results in a significant surge in Collin County’s property taxes. Alongside increased property taxes, communities are also experiencing added expense such as Public Improvement Districts, Municipal Utility District, and HOA’s. Frisco’s quick development has produced more tourist attractions and boosted the local economy. Frisco's current situation cannot support affordable housing and rising population.
I have outlined three solutions and hope you will consider them and help put into action:
1. Offer tax incentives for builders of entry-level homes, prioritizing affordability in housing development: The population surge in Texas, mainly due to lower cost of living, job availability, and business-friendly environment, has increased the demand for housing. However, the demand for housing is outpacing the available supply, exacerbating affordability challenges for many residents. To help this issue, the government can introduce tax benefits or credits for builders who focus on constructing entry-level homes, making them more affordable for low and middle-income families. By incentivizing builders to prioritize affordability, we can encourage the development of more accessible housing options within our communities, helping to address the housing needs of those with limited financial resources.
2. Consider withholding funding from localities that resist updating zoning laws to encourage diverse housing construction: To combat the shortage of affordable housing, it's crucial for cities and towns to adopt zoning regulations that support the construction of various types of homes, including affordable housing options. By tying government funding to the implementation of updated zoning laws, we can incentivize localities to take proactive steps towards diversifying their housing stock and addressing the housing affordability crisis.
3. Enhance financing accessibility for manufactured housing, enabling more families to purchase affordable homes: Manufactured homes offer a cost-effective housing solution for many families, yet accessing financing for these properties can be challenging due to perceived risks by financial institutions. By implementing measures to improve financing options and streamline the loan approval process for manufactured housing, we can empower more individuals and families to purchase affordable homes, thus easing the strain on the housing market and providing greater housing security for our communities.
