Beaver Mountain Estates is a quiet, beautiful place, and the owners here care about keeping it that way. Before the membership is asked to permanently amend our covenants to ban short-term rentals outright, every owner deserves the facts and a fair process.

There's a third option — and it's the Board's own. A balanced committee (two owners for STRs, two against, a neutral chair) spent roughly 14 months building real regulations: an annual BME permit, a night cap, minimum stays, water metering, a minimum renter age, quiet hours, County permitting, and enforcement. That compromise was set aside in favor of a ban. We're asking why it can't work — the same way Telluride, Steamboat, Summit County, and Breckenridge all chose regulation over prohibition.

The process deserves scrutiny. At the May 2025 special meeting, the Board set aside the STR vote and first changed how the two-thirds threshold is counted, so a non-vote no longer counts as "no." A similar rental restriction was recorded in 2021, then withdrawn and nullified in 2023 after an owner challenge. Owners are entitled to straight answers on all of it before voting again — which is why a group of us has formally asked the Board, on the record, for the Association's records.

This affects every lot, not just current renters — including neighbors who bought to build and haven't yet — because permanently removing an existing property right changes the value and marketability of every parcel in BME.
