We, the undersigned, call upon Stafford Township, Ocean County, and the State of New Jersey to take immediate action to address the sudden and significant property tax burden now affecting many Beach Haven West homeowners.

Beach Haven West is a unique waterfront community within Stafford Township, consisting of approximately 4,700 housing units, with nearly 48% of homes used seasonally. The community includes retirees, seniors, families, and longtime residents who have invested in and supported this neighborhood for decades.

This is not a one-size-fits-all community.

Many residents live in original waterfront bungalows that have been lovingly maintained for generations. These homeowners should not face overwhelming financial hardship simply because they chose Beach Haven West as their home.

At the same time, many homeowners have invested significant personal resources into improving their properties; raising homes, renovating older structures, and maintaining their waterfront properties. These improvements have strengthened the community, enhanced property values, and contributed to the overall success of Stafford Township.  Residents who invest in improving their homes and their community should not feel punished for those investments.

We recognize the importance of accurate property assessments and understand that homeowners must pay their fair share. However, sudden 30-40% increases create a financial shock that place an unfair burden on families, retirees, and fixed-income residents.

A fair tax system should allow homeowners time to adjust.

We respectfully request:

• Phase in significant assessment increases over several years to prevent sudden financial hardship.
• Conduct an independent review of the reassessment process to ensure assessments are fair, consistent, and equitable across Stafford Township neighborhoods.
• Provide transparency by clearly explaining the data, comparisons, and methodology used to determine assessments.
• Work with state leaders to explore solutions that protect homeowners from sudden and excessive tax increases.

Our Message Is Simple:
Improving your home should not become a financial punishment.  Owning an original bungalow should not become a financial penalty.  Choosing Beach Haven West as your home should not mean facing an unreasonable and sudden tax burden.

We ask Stafford Township, Ocean County, and New Jersey leaders to listen to residents and create a fair, responsible approach that protects homeowners while maintaining a fair tax system.
