The Issue

At over 5 MILLION square feet — more than FIVE TIMES the current size - the Redwood Life Biolabs would be the LARGEST development in Redwood City's history.

Even worse, it’s on top of a pre-EPA LEGACY WASTE DUMP on the San Francisco Bay shoreline. Unlined, and extending below sea-level, it’s already exposed to groundwater rise, storm surges and a failing levee. And it’s surrounded by protected wetland habitat and thousands of family
homes sharing the single bridge access road for this community of thousands.

  • 25 YEARS of disruptive demolition and construction near wetlands and neighborhoods

  • 36,000+ DUMP TRUCK trips on city streets for demolition and construction

A quarter century of construction disruption, next to vulnerable homes and wetland habitat, atop a dump of unknown toxins. Redwood Life Biolabs exposes the entire bay ecosystem and tens of thousands of Peninsula residents to extraordinary risk of long-term harm.

WE PROPOSE A REALISTIC PATH FORWARD — THE LIVABLE PLAN

The LIVABLE PLAN allows the developer to remediate, rebuild, and reasonably grow — with firm, enforceable limits. It enforces Redwood City's General Plan neighborhood compatibility requirements to protect the community and surrounding environment.

WHAT IS THE LIVABLE PLAN?

  • Up to 2 million square feet of buildings — double what exists today
  • Reduce traffic by allowing no more than the current 3,600 spaces
  • Construction finished in 5 YEARS

That's still major growth. It just isn't five times the current footprint dropped onto an old dump next to a wildlife refuge.

Redwood City’s decision will impact the ENTIRE REGION for decades. The traffic, pollution, and pressure on roads and services will spill into every community that shares Highway 101 and the surrounding bay habitat.
