What’s Happening
A proposal has been submitted to rezone a 5-acre community field (Bill Gessner Sports Complex) at SW 30th Street & SW 72nd Avenue to allow construction of a 7-story dormitory housing 600 students with 561 parking spaces.

This land is currently used as active athletic fields for children, teens, and students.

🚗 Massive Traffic Increase & Safety Risks
600 residents + 561 parking spaces = significant congestion
Increased danger for children, pedestrians, and cyclists
Overburdened local roads not designed for this density

🔊 Noise & Disruption
Student housing brings late-night activity, gatherings, and constant noise
Destroys the quiet, family-oriented environment residents depend on

🌫️ Air Pollution & Environmental Concerns
Hundreds of additional vehicles = increased emissions
Long-term negative impact on air quality and public health

🏠 Loss of Privacy & Property Value
A 7-story building towering over single-family homes
Direct views into backyards = loss of privacy
Risk of declining property values
Completely out of character with the neighborhood

⚽ Loss of Vital Community Space
This project will eliminate a heavily used athletic field where:

Children practice daily
Teens train and compete
Families gather for weekend games
This space is not vacant land—it is a living part of our community

Nova Southeastern University owns other land better suited for student housing that would not:

Disrupt residential neighborhoods
Remove community recreation space
Create unsafe traffic conditions
