D.R. Horton, the nation’s largest homebuilder, has unveiled plans for a sprawling 550-acre development at George W. Liles Parkway and Weddington Road in Concord, NC. This massive project, known as Concord Farms, includes the construction of 730 single-family homes, 326 townhomes, and 840 multifamily units, alongside retail space and a hotel. While this may appear as progressive development to some, it's crucial to consider the serious implications for the Concord community.

Firstly, the proposed development raises significant concerns about increased traffic congestion. The George W. Liles Parkway and Weddington Road area is already grappling with high traffic volumes, often resulting in bottleneck conditions during peak hours. Adding hundreds of residential units would mean an exponential increase in local traffic. According to a 2023 study by the North Carolina Department of Transportation, similar developments have resulted in traffic increases of up to 40%. Such escalation is unsustainable for local infrastructure and creates safety risks for residents, particularly children and the elderly.

Moreover, the environmental impact of such large-scale construction cannot be overlooked. The proposed development would require significant clearing of land, affecting local wildlife and green spaces. Urban sprawl not only disrupts ecosystems but also contributes to increased pollution and carbon emissions. Thankfully, the city took a stand earlier this year when it denied a key sewer allocation request for Concord Farms, effectively halting the project for now. While I am NOT an opponent of growth and development and I truly support the Propst family's right to sell their property without the intervention of government, I feel that the proposed development is too large for Concord at this time. Our infrastructure in that area of the city is not sufficient to handle almost 2000 homes and commercial and industrial development. The current proposed plan also does not allow sufficient greenspace for wildlife that will be displaced by this project. As one of my fellow councilmen said, "This is a transformational project for Concord" and it is. It has the potential to completely change the face of Concord and where the majority of our citizens work and live. I have great concern that the recently renovated downtown area, which costs our taxpayers millions of dollars and through which many of our local businesses suffered, will suffer even more if this project proceeds. What would be the draw to come into downtown Concord or visit Gibson Mill if all the amenities are located in one central area? The developer definitely needs to consider the implication of this project not only to this confined area of our city but to the ENTIRE city. This is a major project for Concord and as it is, I do not support its moving forward.

Note from Change.org: Supporters of the petition reached out to Mayor Dusch via email. Below are his responses: "As with all major projects, there are many steps a developer will need to make to move this forward- transportation, schools, zoning and sewer to name the major ones. Our decisions can be made as these areas move forward." "The developer has will have a difficult issues with sewer, DOT, schools and zoning. But this is private land and if he wants to pursue this project, that is his right just as it is our right to approve or deny based on the facts. Thank you, Bill"
