Subject: A Call for Community Engagement and Oversight at Stonebridge Ranch Member Homeowners.
Dear Stonebridge Ranch Neighbors,
Stonebridge Ranch is a wonderful community, and we all share a vested interest in its long-term success, beauty, and financial health.
Recently, a growing number of homeowners have expressed concerns regarding transparency, communication, and the fiscal direction being taken by our Board of Directors. Many feel that member voices are not being adequately heard and that decisions are being made without sufficient community input.
To address these concerns constructively, we are organizing a homeowner members group. The goal is not to be adversarial, but to restore a common-sense approach to governance and ensure our HOA operates with the principles of democracy, fiscal responsibility, and open communication that serve the best interests of all residents.
We believe our community association should be guided by the following core principles:
1) Enhancing Homeowner Voice and Communication: Ensuring every member has accessible channels to be heard and that the Board is responsive to member input.
2) Promoting Fiscal Responsibility: Advocating for a "cost-control first" approach to budgeting, prioritizing reasonable HOA fees, and avoiding unnecessary annual increases.
3) Ensuring Board Accountability and Rotation: Supporting measures like term limits to encourage fresh perspectives and prevent the entrenchment of any single individual on the Board of Directors.
4) Requiring Member Approval for Major Financial Decisions: Insisting that any special assessment, regardless of the amount, must receive direct approval from a true majority of homeowners through a formal vote.
5) Upholding Budgetary Integrity: Ensuring the Board operates strictly within the approved annual budget and that any non-budgeted expenditures require a transparent and formal approval process.
To launch this important initiative, we are calling for homeowner members to help form and lead this collective effort. We are seeking:
>>Oversight Directors (3-5 volunteers): To help organize our efforts, manage communications, and serve as the primary points of contact for the group.
>>Oversight Legal Advisors (1-2 volunteers): Homeowners with legal experience or deep familiarity with our HOA's governing documents (CC&Rs, Bylaws) to help guide our efforts and ensure they are compliant and effective.
