STOP! St. Marks Does NOT Need To Funnel Traffic Through Carnegie Ridge!

On Tuesday, November 27, 2023, a resident of Carnegie Ridge, located within the City of Denton City Limits off of Crawford Road, posted a query on Facebook regarding a zoning change request that had been made by St. Mark's Catholic Church, located at 6500 Crawford Road, Argyle, Texas.
St. Mark's is requesting a zoning change that would allow them to expand their parking even further, and to include an exit from their parking lots that will potentially dump vehicles into our small subdivision. St. Mark's already has one exit that dumps vehicles into our subdivision from Education Dr onto Meandering Creek. Additionally, the church's main entrance/exit is located on Crawford Road.
St. Mark's normal schedule for services is:
Sunday: 7:00am, 9:00am, 11:30am, 4:00pm
Monday: No Services
Tuesday: 7:30am
Wednesday: 7:00pm (Confessional: 7:30pm-8:30pm)
Thursday: 7:30am
Friday: 7:30am
Saturday: 5:00pm, 7:00pm (Confessional: 3:00pm-4:00pm)
In addition, as an example, there are several Holy Days with special schedules:

The proposed new driveway exit is just south of the community pool on Carnegie Ridge Road, directly across from Cedarhurst Ct and just north of a City of Denton park. As our community is newer, we have many families with small children in our neighborhood that utilize the park and pool facilities. Many of our residents bike and walk, either with children or dogs throughout the day on our sidewalks. Our neighborhood is for the most part very quiet.
We do not want an additional exit dumping dozens of vehicles into our neighborhood. This will add to the noise level, traffic congestion and wear and tear to our neighborhood. Our roads will be less safe with more vehicles.

The City of Denton Planning and Zoning Commission will hold a public hearing and consider making a recommendation to City Council regarding a request by the Bishop of the Catholic Diocese of Fort Worth for an amendment to an existing Planned Development District (PD 174, Country Lakes), including, but not limited to, modification to the development plan to increase seating and parking capacity and modify access. The 28-acre property is generally located at the northeast corner of Crawford Road and Carnegie Ridge Road, in the City of Denton, Denton County, Texas.
Properties within 200 feet of the subject property must be notified of the request pursuant to the Texas Local Government Code. As an owner of property within 200 feet of this request, you are invited to make your views known by attending the public hearing, emailing the Department of Development Services, or returning this form with your comments prior to the date of the public hearing. If written opposition to the request exceeds 20 percent (acreage within 200 feet of the property), a three-fourths vote of City Council is required to approve the request. As a courtesy, the City of Denton also sends notification to all physical addresses within a 500-foot radius of the subject property.
You are invited, not required, to attend the public hearing. If you attend, you will be given an opportunity to speak for or against the change, or you may attend only to observe.
