Co-ops are one of the last bastions of affordable housing in the outer boroughs especially Queens. Most people I know who live in co-ops in Queens are paying much less in maintenance (or maintenance and mortgage) then they would if they were renting at current rent prices. I also spoke to a number of co-op owners who expressed concern about the potential astronomical increases in maintenance when Local Law 97 goes into effect in 2024 and who are wondering how they will pay for such a hefty increase.
While I believe climate change is real I can't help but notice that some of the politicians who played a major role in implementing Local Law 97 or signed it into law are exempt because they live in private homes. I have also read that low rise buildings have much lower emissions than high rise buildings yet it seems that the low rise (garden apartment) co-op buildings will incur a disproportionate level of expenses and penalties with Local Law 97.
