Stop High-Density Development Across from Crescent Park Elementary in South Surrey

The Issue

We, the concerned residents of the Crescent Park neighborhood and surrounding areas, strongly oppose the proposed development application (Project No. 7925-0099-00) that would rezone the lots at 24 Avenue and 128 Street from RA and R1 (low-density) to RM-15 (high-density) for the construction of 89 townhouse units.

This proposal will:

  • Overwhelm our local roads, especially during school drop-off/pick-up at Crescent Park Elementary across the street.
  • Overcrowd schools, which are already at or near capacity.
  • Increase traffic congestion, noise, and safety concerns for families and pedestrians.
  • Destroy the peaceful, green, low-density character that makes this area livable and unique.
  • Set a dangerous precedent for more high-density developments in established residential areas.

The development does not align with the surrounding neighborhood's character, and no infrastructure improvements have been proposed to mitigate the impact.

Communities thrive when growth is thoughtful, sustainable, and respects the fabric of existing neighbourhoods. The proposed rezoning disregards the needs of the community, threatens green space, and could reduce safety for children and families.

Approving this application would open the door to more aggressive overdevelopment in quiet, residential neighbourhoods throughout Surrey.

We urge the City of Surrey to uphold the interests of its residents—not just developers. We ask the City of Surrey to respect the Official Community Plan and existing zoning and reject this rezoning application.
