Stop Garden Apartments in Dix Hills: Oppose Vanderbilt Estates at Park Shore Camp

The Issue

Dear Neighbors,

The value of our homes and character of our neighborhood is once again being threatened.  Please sign the petition to help fight a major CHANGE OF ZONE that will negatively affect our neighborhood! 

A developer has recently submitted an application to the Town of Huntington to Rezone three major properties on Deer Park Avenue including Park Shore Day Camp, Site One Landscape, and the contiguous Landscaping Flower Shop (450, 470, and 482 respectively) from the current R-40 One Acre Single Family to an R-3M Garden Apartment Special District, in order to build 180 Apartment Units with a large Sewage Treatment Plant and parking for 287 cars. Together, these properties total 24 acres in the heart of Dix Hills. 

The plans call for new multifamily buildings to be constructed 25 feet from the property lines of the houses on Daniel Lane, Durham Drive, Beatrice Court, and Cascade Court, and 14 feet from the property lines of the houses on Darius Court.  The density of the proposed development on the property is such that the new multifamily buildings will only be separated from each other by a distance of 10 feet.

The Sewage Treatment Plant, with provisions for its future expansion, will be located adjacent to the residence along the south property line, and 425 feet from the property lines along Cascade Court.  With the anticipated additional traffic, the developer has proposed a new Traffic Light be installed across Deer Park Avenue at Parsons Drive.

It is IMPERATIVE for US to let the members of our Huntington Town Board know that we, the community, are vehemently opposed to this application. We must send them a message that is loud and clear that we do not want this Change of Zone, as it will negatively impact the value of our homes and create a precedent that will open the door to a myriad of other developers who wish to forever change the character of our neighborhood.

The Town of Huntington Comprehensive Plan calls for these properties to remain R-40 One Acre Single Family Zoning!
