The proposed house would be built almost directly opposite this award plaque, on the green edge that won recognition for biodiversity, landscape heritage, and community involvement.
Three Planning Inspectors rejected development on this site — in 2003, 2020, and 2025 — citing harm to the green corridor and conservation area.
2003: Appeal APP/Y5420/A/02/1108911 — dismissed. The first inspector found the site "provides an attractive green vista... and makes a positive contribution to the street scene and this part of the conservation area”
2020: Appeal APP/Y5420/W/20/3257208 — dismissed "I see no reason to disagree with the previous Inspector"
2025: Appeal APP/Y5420/W/24/3352689 — dismissed. The third inspector found the proposal "would fail to preserve or enhance the character or appearance of the Conservation Area and would harm its significance
After the first appeal refusal, 19 trees were felled (2020). The land was fenced and rebranded on paper and tick boxes as "derelict infill."
Then a single officer approved a new house under delegated powers —
no public committee, no vote.
We have sent the legal Pre-Action Protocol letter and instructed a barrister. Now we need £2,675 by 11 May to challenge this decision in court.
