The Issue
We, the undersigned, strongly oppose the outline application for the redevelopment of the site, which proposes the erection of up to 26,800m² of B2/B8 floorspace, a pedestrian/cycle bridge over the A1, a lake, a coffee shop, a community garden, and a playground, with reserved matters for appearance, landscaping, layout, and scale.
Key Concerns:
- Impact on Local Environment: The scale of the industrial development (B2/B8 usage) raises concerns about the environmental impact, including increased pollution, noise, and disruption to local wildlife. The introduction of large-scale warehouses will negatively affect the local landscape, particularly given the proximity of green spaces and natural habitats.
- Traffic and Safety Issues: The addition of a pedestrian/cycle bridge over the A1 could increase congestion and compromise safety on an already busy route. Furthermore, the industrial nature of the development is likely to generate significant HGV traffic, creating further strain on local infrastructure and increasing the risk of accidents.
- Incompatibility with Local Needs: While the inclusion of a community garden, playground, and coffee shop seems positive, these amenities do not outweigh the potential negative consequences of the industrial development. The local community would benefit more from developments that align with the rural and residential character of the area, rather than large-scale commercial and industrial facilities.
- Lack of Community Consultation: There appears to be insufficient community consultation regarding the potential impacts of this development. We request that Central Bedfordshire Council conduct a thorough review of the local community's views before proceeding with any approvals.
We urge Central Bedfordshire Council to reject developments that opposed and detract from, the quality of life for local residents.
