Stop Buc-EE's Expansion into Monument, Colorado's Woodmoor Neighborhood/ Colorado Estates

The Issue

I reside in Monument, Colorado, specifically in the Woodmoor neighborhood that is now under threat. Unlike other Buc-ee's locations, Woodmoor/ Colorado Estates is not situated in the middle of nowhere, but rather is a close-knit suburban community. The proposed Buc-ee's development at I-25 and County Line Road would be within 1000 feet of homes, threatening our quiet, low-density lifestyle. If you look at the other Buc EE’s Colorado location the nearest neighborhood is around a mile away.


The development would create severe traffic issues, with Buc-ee's locations averaging 7,000-20,000 vehicles daily. This would overwhelm our local infrastructure, particularly impacting residents commuting to schools east of I-25 via County Line road where it will be. Situated atop Monument Hill, the site is prone to elevated levels of snow and ice during the winter, raising significant safety concerns.


Beyond the inconvenience and disruption, Monument and the Tri-Lakes community’s limited water resources would be strained by the facility's demand for millions of gallons for bathrooms and cleaning. This location is expecting to use around 800,000 gallons a month. There are also risks of groundwater contamination due to gasoline spillage as well.


Additionally, large truck stops can become hubs for criminal activity, with similar locations ranking high for police calls and being identified as areas for human trafficking. While creating some jobs with 80%-100% turnover rates, Buc-ee's could harm existing local businesses and potentially engage in unfair practices.


These concerns are not just theoretical. Studies show that such developments can decrease nearby property values and alter the character of communities. The project contradicts Palmer Lake's Community Master Plan, which aims to discourage big-box or large franchise businesses.


Our Woodmoor neighborhood is more than just a collection of houses; it is a community and a lifestyle that we wish to preserve for all our current and future residents.
