The Issue
Introduction
Demmon Partners, owner of Pruneridge Golf Course, is proposing a massive five-story, 316-unit apartment complex for part of the Pruneridge Golf Course grounds at the Pruneridge/Saratoga/San Tomas corner -- near Westwood Elementary School. This project would bring significant additional traffic, parking, and safety issues. In addition, it would break a decades old 'in perpetuity' open space commitment by Demmon Partners. Our neighborhood’s character, safety, and livability are at risk.
You Will Be Impacted!
This project will affect thousands of Santa Clara residents:
- Families and children walking or biking to Westwood Elementary will face heavier traffic, more dangerous crossings, and longer waits at already busy intersections.
- Neighbors on Pruneridge Avenue, Saratoga Avenue, and San Tomas Expressway will deal with increased congestion, spillover parking, and blocked driveways.
- All residents will lose some of the last green space in this part of Santa Clara, replaced by a towering building out of scale with the surrounding homes and community.
What is at stake If this project moves forward:
- Neighborhood Character: A five-story building will tower over single-story and two-story homes, disrupting the visual harmony of our community.
- Traffic & Safety: Added vehicles will worsen congestion on already busy roads, especially during school pick-up and drop-off, creating higher accident risks.
- Parking Overflow: Limited on-site guest parking means more cars on residential streets, blocking driveways and reducing emergency access.
- Broken Promise: The development violates the 1978 Open Space Agreement, where Demmon Partners pledged to preserve existing green space at this site in perpetuity — setting a dangerous precedent for ignoring community commitments.
Why We Must Act Now
The Santa Clara Planning Commission and City Council will soon decide on this proposal. Once the land is developed, our green space will be gone forever, and the saafety, parking, and traffic problems will be permanent. We stopped a similar project 27 years ago, and we can do it again — but only if we speak up now.
