The Issue
A 36-unit, 5-story residential development has been proposed at the corner of Howe Avenue and Park Street in Shelton, CT.
📅 A public hearing is scheduled for Wednesday, May 13 at 6:00 PM before the Shelton Planning & Zoning Commission.
While we understand the need for additional housing, many residents have serious concerns about how this project will impact the surrounding neighborhood.
Key concerns include:
• Traffic safety – The Howe Ave & Park St intersection is already known to be difficult and has a history of safety issues. Additional traffic from a high-density development may increase risk for drivers, pedestrians, and families in the area.
• Parking – The proposal includes only 1.5 parking spaces per unit. Park Street already has very limited parking, and required fire lanes and access points may further reduce available space for current residents.
• Density and neighborhood fit – The surrounding area consists primarily of single-family homes, duplexes, and smaller multi-family properties that already provide housing for many Shelton residents. This proposal represents a significant increase in scale and density for this location.
• Excavation and site conditions – The property consists of steep, rocky terrain that will require significant excavation. This raises concerns about potential blasting, vibration, and impacts to nearby homes.
• Affordability – Only a small portion of the proposed units are designated as affordable, raising questions about whether this project meets the needs of current Shelton residents.
This petition is not about opposing development altogether. It is about ensuring that any development is appropriate for the location and does not create additional safety, parking, and infrastructure challenges for the community.
