For a start legally both of these applications decision notices should have been officially updated on the Redbridge Council and Greater London Authority websites almost 6 months ago.
 
Regardless of the coronavirus pandemic which if anything should make all planners and developers more hesitant to build high rise and high-density housing schemes next to busy roads such as Cranbrook
Road, Station Road and High Road Ilford, there is no excuse for waiting all this amount of time for them to be published on the Redbridge Council planning website and as yet they still have not been updated
on the Greater London Authority planning website.
 
Before any construction work started on either of these sites Access Self Storage Limited and DP9 Limited would have to surely submit other forms of applications to the council about this as other developers have done or had to do with other housing development sites within this borough as well.
 
Work has to start on these sites within the next three years or they have to re submit their planning applications. 
 
To be honest with the current situation and its economic effect over the coming years as well as the subsequent public health and environmental as well as social concerns regarding tower blocks I cannot see how these housing schemes are really viable any more as it has been almost two years since the Bodgers Tower and Recorder House plans were originally submitted to Redbridge Council.
 
Crossrail which was apparently the main driving force for these tower blocks has been delayed for some time again and we have also lately seen a rise in home working within Greater London due to the coronavirus pandemic so therefore the argument about rail commuters needing these flats is nowhere near as valid as it was previously either. 
 
The EMF risk assessments should be carried out and approved by the council before any construction on these sites actually begins. 
 
The inadequate cumulative risk assessments and lack of detailed air quality reports within already highly polluted areas should be legally challenged as well.
 
According to a 2019 Ilford Recorder article about 120 lorries would be needed daily for the Bodgers Tower site alone for construction and a great number of them would be needed for the Recorder House site too and both of these locations are on highly congested roads. 
 
Network Rail also raised concerns about these schemes being so close to railway lines and the adverse effect it would create for them.

For all these above reasons we we will still carry on with this petition and campaign to stop the Bodgers Tower and Recorder House developments from being built.
