Say No To Vista Cove Housing Development

The Issue

Update #3 - Planning commission approved project by a vote of 4 to 2. City council hearing tentatively set for March 24. Final step is a change to zoning and then project is final and building can commence. While all reports suggest negative impact can be “mitigated” many of our community don’t believe this project is right for Vallejo. Update #2 - City of Vallejo planning commission will vote on this development Wednesday January 21.    Update #1 - November 16, 2025 update:  The city has advised environmental impact review identified a number of concerns for development but claims all can be "mitigated" and the project continues  to move forward.  Please support us in preventing this project from happening in this thriving natural space. November 24, 2025 update:  Project is scheduled to go in front of the City of Vallejo Planning Commission on Monday December 15th.  Only 5 calendar days after public commentary period on EIR/SMND is closed. December 5, 2025 update: planning commission hearing has been pushed to January 21, 2026. A residential development consisting of 51 single family homes is under review for Solano County parcel APN: 0079-120-100.  More can be found on the City of Vallejo's planning site for Vista Cove.    The open land borders the Glen Cove community and the Benicia State Recreation area.  While this land is zoned Medium Density Residential, it is bordered by resource conservation land, low density housing as well as parks and recreation open space.  The development known as Cascade at Waterstone under construction off Columbus Parkway will eventually hold 180+ single family homes, less than 2 miles from this parcel.  Additionally, the City of Vallejo is considering a 130 home development on Rollingwood Drive.  The developments already under construction will have a significant impact on the quality of life in the surrounding neighborhoods with increased traffic, noise and light pollution. Another project of any nature in such close proximity would only compound this impact. There is no access to public transportation from this area of Vallejo; all residents will be car dependent and this will increase the flow of traffic off Glen Cove Parkway and Robles by potentially 100 cars per day.  With the raw nature of the lot, any development would require extensive alteration of the landscape, road installation and utility infrastructure work creating significant disruption to park visitors and wildlife as well as existing residents.     In 1990 a similar development in the same space was blocked due to environmental impact concerns with the support of then Governor George Deukmejian, the San Francisco Bay Conservation and Development Commission and the California Regional Water Quality Control Board.  In the intervening 35 years, California has become a leader in the preservation of open space, wetlands and smart housing development.  We struggle to see how developing on land such as this open space is wise use of environmental resources to meet the needs of our community for affordable and accessible housing.   Join us in expressing concern and voicing our objection to the development of large to medium scale housing on this land.     July 8, 2025 update: City of Vallejo design review board will meet Thursday July 10 to approve development plans. Houses could be up to 3000 square feet.  Environmental impact and CEQA review still pending completion. If you have objections to the potential development on this land, please have your voice heard.
