Say NO to Margaritaville building 68 Short Term Hotel Cottages in Beachwalk
The Issue
*UPDATE - Board of County Commissioners Approved this project on Nov 5th with a vote of 3-2*
Per the meeting the “Hotel” Cottages will be a mixture of 2-5 bedrooms stand alone vacation homes up to 1,900 sq ft. They tentatively plan on building approx 68 units along with a 5 story 132-room Hotel.
Each home will be sold to individual investors and only managed by the hotel. This undoubtedly will be the highest concentration of short-term rentals in northern St. Johns county and the Short-Term Vacation Rental Ordinance in our county that protects surrounding areas from their negative effects will not even apply.
Margaritaville is in essence attempting to bring a resort to a neighborhood with schools and children. CR210 is not a VACATION destination. Beachwalk is a community with its own private club for its own residents and members.

Margaritaville in the Beachwalk community is planning to expand by building approx “55” additional AirBnb style Short-Term rental Cottages to accompany their already planned 130-150 room Hotel.
The developers are asking the county to modify the current permit to allow 50 more hotel rooms, increasing from 150 to 200. However, in reality, per the proposal, approx 55 stand alone short-term rental Cottages will be built. These proposed multi-leveled “Cottages” are similar to their current resort developments in Orlando and Panama City and can be rented up to a 3-month stay accommodating large groups.
This dramatic increase in the number of accommodations threatens not only the character of our residential community but will add to an already expected increase in traffic, noise levels and considerable wait times at the local businesses we've all been patiently waiting for.
In addition, the proposed cottages would replace commercial lots that were originally slated for restaurants and retail in Beachwalk Market as originally proposed by the developer.
This is the time to take action and protect our community.
Let's send a clear message to our County Commissioners and the Planning and Zoning Agency that, we, the residents, oppose this 55 Cottage Expansion as it is not compatible with our surrounding communities and will have an unreasonable impact to our area.
We need to voice our concerns now. Please, sign this petition ahead of the meeting and reach out to the County Commissioners.
