Save the visibility of Rabbit Ears Motel Sign - New Establishment will block the sign

TL;DR: Natural Grocers is going to build right up to the property line, next store to the Rabbit Ears Motel sign. This will block the view of the sign. The state of Colorado (and CDOT) already made the motel move the sign once before. Steamboat is more than block long buildings stacked in each other's shade. We don't want to lose our town's charm.
Nestled in the heart of Steamboat Springs, Colorado, the Rabbit Ears Motel has been a cherished family-owned establishment since 1953. As the last independent hotel in the area, it holds a special place in the hearts of both locals and visitors. But, an essential part of its charm—the iconic Rabbit Ears Motel sign—is currently at risk of being obscured. This neon sign not only acts as a beacon to weary travelers but also stands as a historic symbol of the community's rich heritage.
In the past, the state of Colorado and CDOT mandated the relocation of the sign to its present location. Despite this, it remains an enduring emblem and historical landmark within the city. The current parking lot next store to the property, is where Natural Grocers wants to build a new establishment. The motel owners are excited for this new establishment, but not at the cost of having the building being built up to the property line, at the front of the property and blocking the sign. We propose that the local planning committee works collaboratively with the motel owners to ensure the sign remains fully visible to the public.
