The Issue
The Phoenix Garden was opened in 1984 as one of 7 community gardens in central London. This is the last remaining garden open to the public, 7 days a week, providing a haven for wildlife and a oasis of tranquillity for residents and visitors.
The Garden is currently under threat due to a major redevelopment approved by Camden Council. The project involves transforming the former Saville Theatre (later the Odeon cinema) at 135–149 Shaftesbury Avenue into a nine-storey structure that includes a 250+ room hotel and a new basement theatre.
The proposed development will significantly reduce sunlight to The Phoenix Garden and over 60% of the space will be in permanent shade, which will be detrimental to its existing plant life and biodiversity which is acknowledged by Camden Council.

Following Camden Council’s literal earth-shattering decision to approve the development proposal, which lacked the necessary levels of scrutiny, planning and consideration for the local area and community, the Phoenix Garden needs your support to be able to survive.
So, this is a Call to Action for anyone who cares about the Garden, about nature, about community spaces or about biodiversity, to urgently:
- Send an email to Sadiq Khan (mayor@london.gov.uk) and Jules Pipe (jules.pipe@london.gov.uk) telling them why you oppose this development;
- Sign our petition;
- Spread the word on social media.
