Hello Lone Tree Bluffs Lovers,
We have an important update to share on the Hillcamp development proposal — and your engagement made a real difference.
The public referral period closed on February 10, and hundreds of detailed comments were submitted by residents, outside agencies, and technical experts. As a result, NO approvals have been granted and the project is NOT advancing to Planning Commission hearings.
Two independent agencies raised serious red flags:
• Colorado Geological Survey found that the proposed Hillcamp Drive — the sole access road for 343 homes — lacks sufficient safety analysis for the landslide terrain, unstable slopes, and debris-flow channels on site.
• South Metro Fire Rescue raised concerns about road widths, dead-end lengths, grade limitations, and the lack of approved evacuation routes in a Moderate Wildland Urban Interface area.
The developer must now submit a comprehensive resubmittal addressing every concern before the process can continue — and additional rounds of technical and public review are expected.
This is a critical moment. The concerns residents raised are now formally backed by independent state and local agencies.
