The Issue
Burleigh Castle Chalet, Leisure & Spa Development
The Burleigh fields have been a cherished part of our rural village, offering a serene escape where nature and history blend seamlessly. This precious countryside (greenfield / agricultural land) is home to an abundance of wildlife, picturesque loch and hill views, and core paths that are a haven for walkers, runners, and cyclists alike. From the historic Burleigh Castle to the limited traffic on nearby roads, this area provides peace and tranquillity that is becoming increasingly rare.
However, this idyllic landscape is under threat from a proposed modern hyper development that could alter the nature and character of our community irreversibly. This expansion not only threatens to disrupt the ecosystem but also poses a significant risk to our local road infrastructure. Increased traffic and congestion is inevitable, adding to an already chaotic village centre (and that's without the bin lorry and farm vehicles) which will transform our roads into even busier thoroughfares, ultimately eroding away at the rural character and charm of the area.

- 70 Lodges (1-4 bedrooms), 2 storey leisure building (92m long x 23m wide x 12m high) with 25m pool, café, bar, shop, offices, and separate spa building with treatment rooms

There are several existing local enterprises already offering services similar to those of the proposed development. There is already a committed investment (~£6m) in Live Active Loch Leven in 2026 and there are many local, independent businesses already offering fitness, gym training and spa treatments. There are also similar, larger lodge sites already approved near Kelty and Powmill on former mining land (not greenfield) – both within 10 miles of Milnathort.
Pollution is another factor to consider with such a large development - air, noise, light and further pressure on existing sewerage provisions (any failure or overload in the system may result in overflow to the Loch).
We stand at a critical juncture where we must choose between preserving the unique charm of our countryside and succumbing to unchecked expansion. The proposed Burleigh Castle Lodges & Spa development is not compatible with the ecological and historical sanctity of the area. There exists a dire need to maintain our agricultural/greenfield, natural and cultural landscape, rather than obliterate it.
Our community takes great pride in the untouched beauty of the fields around Burleigh Castle and the core paths, which not only defines our village but enriches the lives of all who visit. The area supports the health and wellbeing of many local residents and provides access to open countryside from the village. To conserve our open skies unobscured by towering structures and maintain the vitality of our wildlife habitats, we urgently need your support.
