The Issue

Living in close proximity to the proposed rezoning site on the north side of 23 Mile Road, I experience the current traffic congestion firsthand. This area, already bustling with vehicles, is burdened by the potential of becoming even more congested if this zoning change is approved.

The plan to alter 114.12 acres from R-1-A (Residential One-Family) to R-1-B (Residential One-Family), and from C-3 (General Commercial) to RM-1 (Residential Multiple-Family) not only threatens to increase traffic chaos but also compromises the cherished green spaces our community enjoys. Greenways provide essential breathing space, promote biodiversity, and offer recreational opportunities for residents. The loss of these spaces will detract from the quality of life in Chesterfield.

Moreover, concerns extend beyond traffic and green space. The proposed development risks exacerbating water management issues. Construction on this scale alters natural water flow, potentially leading to runoff and flooding problems. This calls for a detailed environmental impact assessment before proceeding.

Rezoning on such a scale demands thorough consideration of the community's needs and environmental preservation. We urge local authorities to rethink this rezoning plan and prioritize sustainable development that caters to Chesterfield residents and the surrounding ecosystem's wellbeing.
