'REJECT 325 NEW HOUSES BEING BUILT ON THE GREEN FIELDS OF SANDBACH HEATH AND COLDMOSS HEATH’

This development has potential to increase to over 500 houses across 5 plots of land.

IMPORTANT NOTE: This is not the formal objection to the Council, please ensure you also submit your comments on the Cheshire East Planning Portal under Application Reference Number:  25/0211/OUT

We are calling on Cheshire East Council to ‘REJECT’ this application outright.

WE THE UNDERSIGNED REJECT OUTLINE PLANNING PERMISSION FOR HOUSES BEING BUILT ON THE GREEN FIELDS OF SANDBACH & COLDMOSS HEATH. 

THIS DEVELOPMENT IS ANTICIPATED TO TAKE UP TO 7 YEARS TO COMPLETE.

This development will have a HUGE impact on our town and the surrounding areas.  It will be a detrimental change to all residents of Sandbach and the surrounding towns and villages. It would irreversibly alter the landscape of Sandbach and harm its infrastructure significantly. 

LOSS - Irreversible loss of productive farmland for milk and crop production.

LOSS – The former estate owners, the Royd's family, were both philanthropists and ecologists and left the land to Charities in good faith. Is this the legacy they would have wanted for their estate?

LOSS - Irreplaceable biodiversity and loss of landscape and visual effect.

HARM - Harm to biodiversity when there is a level of biodiversity net gain required by planning guidelines.

LOSS - Irreplaceable green open spaces.

HARM – Increased levels of ground and air pollution in the surrounding area with the impact of hundreds of additional cars and construction vehicles.

HARM - Increased issues for sequential water flow, unsustainable drainage causing further problems and pressure on water companies and the Council. The high water table and recent weather events have caused localised flooding as drains were unable to cope.

HARM - Increased risk to safety and life for pedestrians and cyclists on already congested roads, the A533 is a busy A road linking the M6 to Sandbach, Crewe, Stoke & Middlewich.

HARM – Impacting already strained services. Our doctors, dentists, schools, social care, SEND (Special Educational Needs and Disabilities) services, local hospital and other infrastructure are already significantly challenged and are in danger of being overwhelmed, as are the rural communities of Malkins Bank, Arclid, Hassall Green, Rode Heath and Hassall. 

HARM – The local road network is already under considerable strain as a result of other developments and may be unable to cope with even more vehicles from this development.  

HARM AND LOSS – loss of a natural green barrier between the Wheelock bypass and existing homes. Additional pressure from potentially 750 people and 375 cars on all services, adding to the cumulative effect of overdevelopment. 

HARM - an unfair and perfunctory planning process would not protect the interests of our community.

HARM – This development is 2½ miles away from the nearest railway station and a 50-minute walk, which is not in line with the Government recommended requirements in the new NPPF (National Planning Policy Framework). All new residents will use a car on a daily basis.

HARM – 203 new houses with planning permission have yet to be built in this area already, impacting all the existing infrastructure. Since 2012 Sandbach has grown rapidly from a small town to a much larger town bursting at the seams, we cannot accommodate more pressure on our infrastructure.  

S106 money doesn’t even begin to touch the sides of what is required, new doctors, roads, schools, dentists to name but a few.

The LOSS and HARM to this area must be avoided insisting on sensible planning in the right places, not grabbing best value and most versatile land in unsuitable speculative developments that are outside the Local Plan and are designated as Open Countryside.
