If you oppose this massive development, please object now. Here are some of the key reasons for objecting:
These plans have many, many issues and the core of these is that this site is Metropolitan Open Land (MOL) - that's London's Green Belt. Building on this land is a breach of National, London and Local planning policies. The harm caused by this development will not be outweighed by the "benefits" stated in the planning application.
You can see from the images just how massive this development would be. If they build here is anywhere safe?
The impact of this development will be significant. 599 flats across 6 tower blocks up to 17 storeys.
INAPPROPRIATE DEVELOPMENT ON METROPOLIRAN OPEN LAND (MOL) - Substantial harm to openness, visual and spatial impact, erosion of MOL.
ENVIRONMENTAL IMPACT - Significant environmental impact with the loss of nature conservation area, destruction of bat habitats and cutting down 158 trees. Even once the development is complete (after 5 years) there will be ongoing impact from light, noise, and air pollution.
PARKING ISSUES - There are only 175 car parking spaces for 1,800 residents.
TRAFFIC IMPACTS - Five years of construction and Increased resident and leisure centre users will generate more traffic and pollution.
TOO TALL AND BULKY - In comparison to the other local properties it is enormous and overbearing.
HOUSING DENSITY - This is a very small site (1.42ha for 599 flats) and the result is an extremely densely packed development - four times the current guidelines.
OVERSHADOWING - loss of daylight and sunlight (Peal Gardens, Ruislip Road East and the park itself)
DOES NOT MEET OUR HOUSING NEEDS - The amount of Affordable Housing being well below strategic targets – should be 50% on public sector land and only 12 family sized affordable units. Vast majority Studio, 1 and 2 bed properties.
There is NO SOCIAL HOUSING.
*Please note – impact to schools, NHS are not deemed “material considerations” so please do not focus your objections on these areas.
