The Issue

In 2026, the Egret Bay Condominiums Board of Directors increased our monthly dues without holding an open board meeting, and at time of writing this petition there is no record of their decision in the portal for unit owners at egretbaycondos.com . This action blatantly disregards Texas Property Statutes 82.108, which mandates open meetings and proper documentation of board decisions.
We want the Egret Bay Condominium Association has to follow state laws, local laws and its own bylaws. According to Texas law, condominium associations are required to conduct open meetings, perform annual financial audits and more. Our city requires construction permits for any structural repairs. Our bylaws say a financial audit is due every year and list out certain duties of the board. The current board's noncompliance compromises not only transparency but also the safety and financial well-being of all unit owners.

2) Then go in the portal at egretbaycondos.com and look in the folder "egret bay board meetings". Where is the record of the meeting where they increased dues? When were members notified this meeting would take place? How many times has the board met in the past 10 years? Which board members attended the meetings and how did they vote? How many times did they vote to increase dues? Which board members were present for the vote? Can you even tell from these records who is on the board right now? How does the board respond when you ask them when the next board meeting is? Is it legal and fair to make you pay more and more money if they are not having open meetings as required by state law?
3) While you are in the portal, go to the folder "egret bay audits". When was the last audit done? According to Texas Property statutes 81.209, 82.114 and our own by laws, an annual audit is required. As of time of this writing, our books have not been audited since 2022. With no audit how do we know if our association's money is secure?
4) In 2026 our group verified one instance of our property association starting major structural repairs of a collapsing floor, without a permit. After a unit owner complained to the City of Webster, the city forced our association to do the job correctly by hiring a structural engineer and getting a permit. Getting permits should be automatic for all structural repairs! This is a basic life, safety and property value issue! All building permits are part of the public record. We asked the city to provide the recent permit history for this property- you can review it yourself: Goto https://webstertx.justfoia.com/publicportal the security key is 5CF7AE75 and the request number is CH-99-2026. Permits are required for all structural repairs including replacing railings, replacing stairs, replacing balconies- almost all of the permits on this list were filed by unit owners- where are the permits filed by the association? At this time the only permit we can find filed by our association is 18- 001627, which was filed only after a unit owner was correctly concerned about the safety of his family.
In recent months, a collective of conscientious owners formally requested the board to address these issues and institute lawful governance practices. We delivered our letter USPS signature required, and the board sent us an email on April 13, 2026 acknowledging they received it. We gave the board a chance to reform itself privately. Our demand was that the board begin to have open board meetings, provide the financial audit, and also confirm it will ensure all repairs requiring a permit will be permitted. Unfortunately, the board did not enact the reforms we demanded. So our group is now inviting all Egret Bay Condo unit owners to read and sign this petition.
We believe that a new board, comprised of committed and rule-abiding individuals, is necessary to respect our community's legal framework and safeguard our investments. We propose organizing a special meeting to enact a board re-election to bring forth qualified candidates who prioritize transparency and legal conformity. Our candidates are Nathan Alexander, Sean Bryan and Nicolle Samprieto. If elected our plan is to first simply follow the law, and second, actively engage with unit owners by having open meetings and focusing on what is important to our unit owners.
The call for change is not just about rectifying past oversights but about fostering a healthier, more trustworthy environment for all residents of Egret Bay Condominiums. We need leadership that listens to us, respects our rights, and genuinely acts in the best interests of our community.
We ask all unit owners and concerned residents to stand with us in demanding change. Let’s ensure our voices aren’t stifled and that our community remains a legally compliant, thriving place to live. Please sign this petition to support the removal and replacement of the board members of the Egret Bay Condominium Association.
Sadly, things have degraded to the point that some unit owners are afraid of retaliation simply for speaking up or signing a petition. A paper form of this petition is also available to sign for any unit owners who are concerned about retaliation. As soon as the combination of online and paper petitions reaches 2/3rds of members, (about 152 unit owners) we will demand the board host these votes in a meeting.
