The Developer’s Bahia Mar proposal, incredibly, was designed with no consideration for security, public safety and fire control measures. Because of building density, landscaping features and lack of adequate thoroughfares, fire trucks and emergency vehicles have no access to major portions of the buildings and the yachts docked in the marina . Mega yachts moored along the face docks are less than 40 feet from the building structures and balconies. Equipment trucks and vehicles provisioning and servicing the yachts must park in direct proximity to public promenades and residential areas posing hazards to the public. The access of the public to the working dock areas create security, safety and insurance issues of concern to yacht owners and crew trying to operate in a working marina. Noxious exhaust fumes from nearby yacht engines will permeate promenade and residential areas. The density of the many residential buildings and their close proximity to over 250 yachts docked nearby also pose dangers from potential fires and storms. There is a obvious and fundamental incompatibility of the concept of this mixed use development with a working marina.
