The Infrastructure
The infrastructure does not have the capacity for this development.
Sewage: More people could cause sewage to come up in other people's properties on the estate. It needs more maintenance and investment before adding more demand.
Refuse: There are no new bin chutes planned for the five houses. Central Hill Estate's bins are already often full. Once Central Hill is fully inhabited, as Lambeth plans to do, there will be even less capacity for the extra demand.
Car Parking: The planning application states that there could be six extra cars parking in the locality. It uses roads that are far away to show capacity. The design should have more car parking spaces on site. There are not enough spaces for the extra cars. This may lead residents to park dangerously on the street.
Size
It is too big for the area.
Construction
No construction plan has been submitted. Construction will cause chaos for months, (possibly a couple of years) as it is a very narrow cul-de-sac.
It will adversely impact the residents living close to the site not only in fumes, noise and distrubance, but with access to their refuse areas, bin collection and their parking area. The construction will take up more than thr footprint of the site, as seen with the building at the other end of Central Hill Estate. A tree was recently knocked down by a refuse lorry because of the tightness of the area.
Removal of Temporary Accommodation
The building currently is being used as a provision for the temporarily-housed. This will be lost if the home is knocked down.
Not Enough Affordable Housing
The 16 homes being built will be too expensive for local people. There should be 35% affordable homes on the development, but instead the developer is going to pay Lambeth. These homes may become investment properties.
Environmental Impact
We should not be knocking down structurally-sound buildings, especially those that house the homeless to build homes only a few wealthy can afford to live in or buy to invest. Any development wastes finite resources and emits a huge amount of carbon emissions.
This building should be upgraded and retrofitted. This will open it up for future tenants, protect the area, be better for the environment and save our award-winning cultural assets.
