This is a long update but vitally important.
Today we are following up on the recent applications by DLC to build residences along the bank of the River Tay behind Taymouth Castle, this general area being known as Zone 3. The twenty homes are covered in 3 separate planning applications (with similar FLL numbers, details below). This was recently covered in the Courier and that article was posted here on 5th of August 2024.
We understand that everyone is busy these days and your time is precious. So all of your efforts and participation are greatly appreciated and matter. We must make our thoughts and any concerns known to Perth & Kinross Council planning department. When no comments (or very few are registered) the response is that there is no problem and that the public is basically fine with what is being proposed.
Anyone can lodge an objection.
Some of us have submitted the same comment for all three applications.
If we do not comment or use the portal then what we are doing here in the group is rather pointless. We make very effort to give as much helpful information here so as to make it a bit easier for folk who, perhaps, have never done anything like this before.nIt really is vital that you make a little time to voice your opinion on what is taking place at Taymouth Castle.

Some of the concerns are:
Potential harmful impacts to river and riparian creatures and their habitats in this legally protected Special Area of Conservation.
Individual sewage and waste water systems for each dwelling emptying directly into the River Tay.
Due to flood risk in the entire area, a large flood wall is planned, which, in the event of a flood, will displace water downstream to other communities such as Dull and Aberfeldy, with potential devastating effects
Here is an example of a comment that has been submitted, other comments are posted on the portal too, for information and inspiration if needed.
"I object to this application for the following reasons:
1. Until a full survey has been done of the potential long term impacts of this construction upon the whole protected waters, habitats & creatures who dwell in the Special Area of Conservation (The whole resort is within the River Tay SAC) there should be no further building and construction taking place.
2. The resort is asking to build these houses extremely close to the River Tay upon the flood plain. The flood protection wall they wish to build would, in the event of a flood, force the waters further downstream, thus affecting the communities and natural habitats along the river, in a potentially seriously impactful way, as this flood wall would displace a lot of water given how narrow the river is here. The risk is obviously considered as substantial due to the fact that the ground floor plan of these homes is specified as not be used as a dwelling space! I’m no expert but you can see clearly, the River here is narrow and curves around to a sharp bend, it seems the potential for serious damage and harm would be greatly increased. Bearing in mind that this is all within the River Tay Special Area of Conservation extra care and consideration should be given to all aspects of this development.
3. I am concerned that the full impacts of activities within this area are not being considered in their entirety. The borrow pit at Inchadney is directly across the River from this proposed housing. The risk from silt and sediment pollution is high, not only in the digging and extraction of sand and gravel but also it's transportation through Kenmore on lorries day after day and month after month. Not only that but Discovery Land Company have applied to double the size of this borrow pit (currently pending). If granted, this would create a 4 metre deep pit with 2 of it's borders borders extending to within 50m of the banks of the River Tay. How can this even be a possibility? Although this is being considered as a separate issue, I mention it here as it is within the same stretch of the Upper Tay just on the opposite bank from Taymouth Castle. We all understand that nothing is truly separate in nature and it makes no sense to view them as separate issues, if genuine care for this legally protected area is to be given. It is truly problematic that through the ‘salami-slicing’ planning application modus operandi of the resort owners many interrelated concerns are able to be viewed and assessed as separate, which they are not.
