The Issue

Dear Concord Town Council and Planning Department,

We, the concerned residents of Skybrook, Skybrook North, Olmsted, Edison Square, Highland Creek, Winding Walk, and surrounding neighborhoods, are writing to express our strong opposition to the newly approved Zaxby’s restaurant at Edison Square—a location that sits directly across from our communities and within an area intentionally developed for thoughtful, cohesive growth.

Edison Square was envisioned as a walkable, family-focused community hub, supported by locally-owned businesses and services that reflect the character of our neighborhoods. Introducing a high-volume fast food chain at this gateway location undermines that vision and poses serious concerns regarding:

  • Increased traffic congestion and safety issues along already busy intersections
  • Decreased property values due to incompatible commercial development
  •  Noise and litter concerns, particularly in a residential-adjacent zone
  • Lack of transparency and public input prior to approval

It’s important to note that Zaxby’s already has locations at Concord Mills and Afton, both just minutes away. In addition, our immediate area is already well-served by other fast-food options including Slim Chickens, Bojangles, PDQ and Chick-fil-A. Another fast food restaurant in this concentrated area is unnecessary and disruptive.

Most frustrating of all, many of us were completely unaware of this approval process until construction was already underway. We were denied the opportunity to weigh in as residents, property owners, and stakeholders in this community.

We respectfully request the Town of Concord to:

  • Reevaluate the zoning and planning decision that allowed this development
  • Suspend construction of the Zaxby’s until community concerns are addressed
  • Institute clear channels for public input on future developments in Edison Square and surrounding areas

Furthermore, as residents, we want it clearly stated: we will not support or patronize Zaxby’s at this location. We believe in investing our dollars into businesses that reflect and respect the values of our community.

We urge you to listen to the voices of the people who live here, raise families here, and invest in this community every day.

Sincerely,

Residents of Skybrook, Edison Square, Highland Creek, Skybrook West, Olmsted, Winding Walk, and surrounding Concord neighborhoods
