- Overlooking and loss of privacy to neighbouring residents
- Highway issues: traffic generation, vehicular access, highway safety
- Capacity of physical infrastructure, e.g. in the public drainage or water systems
- Deficiencies in social facilities, e.g. spaces in Schools, Doctors, Dentist
- Adverse impact on nature conservation interests & biodiversity opportunities
- Impact on the character of Whitburn Village: Loss of open countryside and significant harm to the village setting and undeveloped coast
- The site is not in a sustainable location. The main shops are not within reasonable walking distance. More car journeys leading to more traffic congestion, noise, and air pollution in the village.
When making a comment on a planning application greater weight is attached to issues raised which are supported by evidence rather than solely by assertion.
For example:
Material Planning Consideration - Highway issues: traffic generation, vehicular access, highway safety.
Assertion
The traffic levels have increased substantially over the last year outside the entrance to Marsden primary school which is only metres away from the single entry/exit point for the development of 205 houses proposed to be built by Story homes.
The extra cars that this development will bring will increase traffic on the A183 outside the school reducing air quality and increasing the risk to schoolchildren crossing this road at peak times.
Evidence
There has been a 11.9 % increase in traffic volume on the A183 outside of Marsden Primary school from 2024 to 2025 with an average of 8536 car journeys on this road daily in 2025. if you want the stats you will find them here https://www.tinyurl.com/tadudashboard
