He committed suicide after too much pressure and delayed Govt approval process system.

The Issue

Late Mr. Suraj Parmar (Cosmos Group) was one of the prominent names in the real estate in Thane region of Maharashtra. He has delivered good number of landmark buildings across mumbai region and was the president of Thane chapter of Maharashtra Chamber of Housing Industry (MCHI) . He committed suicide on 7th October giving up on the pressure and approval system of government and urban local body.  

 Being president, It was his honorary responsibility to work and lead on the solutions for various issues faced by developers community in the region while constructing and delivering various building projects by developers in the region. 

Sir, Today we all assume that the Builders and Developers are just after making money and common man today is not able to get affordable houses in his limited budget. No one is bothered to look at the developer side of story. 

Sir, as of now in MMR region to construct a building, a developer has to go through approx 54 to 60 approvals & permissions and for each approval he need to deal with a table/authority in the government. He have to make happy each table while acquiring all these govt approvals. and if he is lucky after this, He may get to execute the project. and if he is not lucky, any one of these approvals or the authority may ruin his entire project, cash flows and ......may be his LIFE!!!

Sir, Mr. Suraj Parmar succumbed to his life in the pressure of this  approval system and stress. it is our assumption that builders make immense profit but the truth is that from pillar to post he makes every one rich in this whole system. He is a victim of this 3-4 years approval system. Our Prime Minister Shri. Narendra Modi has a vision of "Housing for All by 2022" and he believes that major chunk of housing shortage will be delivered by private builders and developers. his primary target is to build 4 crore affordable houses across India.

Mr. Prime Minister and Mr. Chief minister, we want to bring in your notice that to build affordable houses, we need to have affordable borrowing and affordable approval process system (AFFORDABLE) in time and from one single window. It wont be surprise if we may hear more frequent news as above if the current system continued..!!

Sir, after acquiring the land, Just because of the approval process of 2 to 3 years the developers has to spend in waiting of the approvals & permissions and ultimately resulting the cost overrun of the projects. We think, Its high time we simplify our approval systems. We need to learn from other developed countries and make India a good place to do business!!

Sir, For other industries & Businesses, the focus is always on the revenue, sales, product improvement, expansion. Product manufacturing is always smooth and ongoing process. wherein in real estate the biggest hassle we are facing is to manufacture the product only, forget about selling it and making revenue part. Sir, Some where we need to be reasonable towards this industry and got to set up a renowned smart approval system if we want to see every Indian to own a house. otherwise the current system if continued will just end up in more developers going, stressed and committing suicide. It will also hamper the investor confidence  and dream of making a business & investor friendly India!!!!
