The Issue
Two homes in Historic Wesley Heights — a beautiful and unique neighborhood of Charlotte — are being converted into six individually locked rental rooms each, facilitated through a corporate platform. This is happening in a single-family historic district zoned specifically to preserve homes for families, not room-by-room corporate rentals - SRO's (Single Room Occupancy).
Developers operating in established single-family neighborhoods have a responsibility to the community, not just their bottom line. Infill development must respect the neighborhoods it enters — converting family homes into corporate rental operations is not responsible development. Responsible infill means adding to a community, not extracting from it, and that starts with following the zoning rules everyone else has to follow.
When single-family homes are pulled from the market this way, they're no longer available to the families they were built for. Charlotte's zoning exists precisely to prevent this — to ensure neighborhoods like Wesley Heights remain places where families can put down roots, not transient lodging operations run by out-of-state investors.
Equally concerning is the potential absence of required fire safety provisions. Safety codes exist for a reason, and bypassing them puts both occupants and neighbors at risk.
We're asking Charlotte to issue a formal zoning interpretation confirming whether this use is even permitted in an N1-D single-family district, and to hold all Certificates of Occupancy until zoning compliance and safety standards are fully addressed.
