Thank you for joining the 2,000+ residents who have signed the petition opposing the proposed Mission Building on the St. Luke’s Church campus. Your voices have been heard—but the next step is critical.
BKSK Architects, representing St. Luke’s, will present their proposed design to the Landmarks Subcommittee of Community Board 2 on July 21. This public hearing is a key moment to demonstrate continued community opposition to this project.
For clarity sake: CB2 Landmarks subcommittee does not evaluate how a building will be used, just how it looks and fits. This is not a conversation about programming or mission—that belongs at the Community Board 2 Human Services subcommittee. The Landmarks subcommittee is charged with determining whether new construction is appropriate within a historic district and can make recommendations to the citywide Landmarks Preservation Commission.
St. Luke’s will argue that this site once held buildings, and that their new structure is smaller and less visible. But historic preservation isn’t about reviving every past footprint. It’s about protecting the distinct sense of place—the visual rhythm of the block, the interplay of light and air, and the cultural continuity that defines the Greenwich Village Historic District.
The space at Hudson and Christopher has remained unbuilt since 1955. That absence is not an oversight—it’s a defining feature. Not only is it a playground, it is one of the last remaining open interior lots in the district that has existed for 70 years, it contributes daily to the neighborhood’s character and livability. No new building, however “modest,” can replace what would be lost
