Update on Environmental Screening Application by Albemarle Homes Doncaster to build on Pithill Farm

Where we are now ..
JUNE 2026
The decision is officially in for application 26/01028/SCRE, and the Local Planning Authority has issued a Positive Screening Opinion. The developer has been legally ordered to carry out a full Environmental Impact Assessment (EIA)! 💥
When this process started, a senior planning officer completely overlooked Gelster Wood’s critical status as Ancient Woodland. But because of your signatures, and relentless support, we were able to fund an independent ecologist whose technical report exposed the developer’s flawed claims. Combined with the strong warnings from Natural England and the Yorkshire Wildlife Trust that we fought to bring to light, the Council had no legal choice but to demand a full EIA.
What does this mean for our fight?
Back to Square One: The developer cannot bypass environmental laws or push 120 houses through using rushed, inadequate surveys.
Deep Scrutiny: They must now conduct rigorous, multi-season studies covering wildlife, traffic, air quality, and ancient woodland impacts—a process that will take months, if not longer.
We Are Ready: Every piece of data they eventually produce will be subject to intense public and expert examination.
This victory belongs to every single person who signed this petition, donated to our ecologist fund, emailed the planning team, and kept watch on Littleworth Lane. You proved that when our community stands together, we cannot be ignored.
AUGUST 26
The fight isn't over forever and we are still seeing the current non farming tennant at Pithill Farm degrading the 350 farm land by accepting tarmac planings, limestone and other waste aggregates on a regular basis. The tennant obtaineda U1 license as a farmer this allows moderate farm maintenance. There is now an ongoing council investigation into the environmental damage at the site as a result of this activity and we await the outcome from the planning enforcement team.
Additionally a company GHD Ltd in July applied for an operating licence to use the site for hgvs and waste storage. Residents have appealed and we await the outcome.
