Preserve La Mariposa: Stop the Rezoning and Construction of Casita Village
The Issue
The Issue: We, the residents of the City of Tucson and Pima County areas, urge immediate action to stop the rezoning and construction of Casita Village at La Mariposa, identified as City of Tucson rezoning case C9-21-20 on Houghton Road, proposing to change zoning from SR (Suburban Ranch) to RR-2 (Rural Residential 2).
Our concerns are profound and multifaceted:
Flooding Risk: This area is in a FEMA designated floodplain and its natural terrain and current infrastructure are ill-equipped to handle the runoff from such a large development, posing a serious risk of flooding to nearby neighborhoods and downstream. This area and road system has a history of flooding.
Environmental Conservation: The project threatens local ecosystems, including formally designated wildlife habitats within the proposed 17 acres of open space and adjacent areas. Also, at threat is one of only a few riparian habitats in its natural state left in Tucson as well as the only remaining original mesquite bosque.
Increased Traffic: The development will significantly increase traffic congestion, affecting the quality of life and safety of our community members (infrastructure is outdated for the increased population).
Bear Canyon Neighborhood Plan (BCNP) Agreement Compliance: The development may violate existing agreements aimed at protecting the nearby Buenos Aires National Conservation Park and the Isabella Lee Preserve.
Archaeological Integrity: There are historical and archaeological sites in the area that must be preserved to honor our cultural heritage.
