Dear Elected Officials,
I am writing as a concerned citizen to express my strong opposition to the continued implementation of Premier Ford's Bill 23 — More Homes Built Faster Act, the current framework for Protected Major Transit Station Areas (PMTSAs), and the precedent-setting freezing of Inclusionary Zoning/affordable housing in Toronto, Mississauga, and Kitchener.
While the need for increased housing supply in Ontario is undeniable, Bill 23 prioritizes developer profits over the long-term sustainability and livability of our local communities. In its current form, this legislation undermines municipal authority, conservation authorities, threatens our natural heritage, and most critically removes the responsibility of development charges from the builder and places it on the taxpayer. This is a burden generations of Ontarians will have to bear. As our elected officials, it is your responsibility to ensure this does not happen.
The push for high-density development must not come at the expense of thoughtful urban planning.
[Your concerns about how Bill 23 negatively affects your community – infrastructure, affordability, environment]
We need growth that is:
• Truly Affordable: Building luxury condos near transit does not solve the housing crisis for frontline workers, young families, or renters in our cities.
• Infrastructure-First: Our local schools, hospitals, transit lines, and sewage systems are at capacity - property taxes and income taxes should not be increased to pay for necessary upgrades.
• Environmentally Sound: We must protect our remaining green spaces; rapid development should not erode the safety of our communities.
Your constituents have elected you. We have entrusted the well-being of our cities, towns and province, and our quality of life, to you. You have a duty to us.
*** I urge you to repeal all damaging elements of Bill 23 and PMTSA strategy that mandates a blunt one-size-fits-all densification that does not provide affordable housing, have proven infrastructure capacity, or enhance the distinct characteristics of each unique neighbourhood.
